Essentially, you need to complete a New Jersey Real Estate Commission–approved 75-hour course and pass the course exam; pass the state licensure exam; and obtain broker sponsorship.
In addition to the 75-hour salesperson course, you must successfully complete an additional 150-hours of real estate education. In addition to the 90-hour broker course, broker applicants must successfully complete one 30-hour course on broker ethics and agency law and relationships and one 30-hour course on office management and related topics. The two 30-hour courses may be taken in any order.
You must also have three years experience as a salesperson. If you choose to become a broker-salesperson, you must obtain broker sponsorship.
The course exams are given in the classroom at the end of the course by the entity offering the course. The New Jersey salesperson and broker state exams are administered at one of the Promissor assessment centers.
Promissor (formerly ASI) is a testing service used by New Jersey to administer the salesperson and broker licensing exams. Promissor publishes a Real Estate CandidateHandbook (available online) that explains the requirements for the New Jersey real estate exams. All exam candidates should read this handbook before taking the exam.
Applicants must first register to be admitted to the exam. Applicants can register with Promissor in the following ways:
Online at the Promissor website (www.promissor.com) at least four days before the desired exam date.
Phone at least one business day before the exam date. Call Promissor customer care at 800.274.7153.
Fax at least four business days before the exam date. Fax the reservation form to Promissor at 888.204.6281. It can be downloaded from the Candidate Handbook at the Promissor website. Walk-in exams are not available.
Salespersons and broker-salespersons applicants must have a broker sign their application as a sponsoring broker. This application is submitted to the REC. It is not submitted at the Promissor assessment center.
You must apply for your license with in one year to the day that the School Certificate is issued. You must pass the examination and apply for your license before that expiration date.
The exam fee is $60 and is paid at the time of reservation. Credit and debit cards, voucher, or electronic checks are accepted. The voucher is a prepayment to Promissor that can be used at the time of registration. Payment is not accepted at the assessment center (exam site). The charge for the exam is separate from the fee paid to the New Jersey Real Estate Commission (REC).

For salespersons, the completed, stamped, and signed School Certificate, or the Certificate of Examination Eligibility. The School Certificate may be issued by the real estate school upon course completion date.

Applicants should report to the assessment center at least 30 minutes before the exam. Applicants may take up to four hours to complete the exam and will leave with their official scores.
Both the salesperson and broker exams are multiple-choice. Applicants take the exam using a computer. Time is given to become familiar with the test-taking format. The test has two parts: a general portion and a New Jersey–specific portion. The general portion includes 80 scored questions about general real estate knowledge and skills. Ten percent of the 80 are math questions. Both the salesperson and broker exams include five pretest questions that are not scored.
The state law portion includes questions about New Jersey laws, regulations, and practice. This portion has 30 questions for salespersons and 40 questions for brokers. There are 7 to 10 pretest questions that are not scored.
You will leave the assessment center with the official score report. The passing grade is 70. (The passing grade is 75 for instructors.)
No. If you have prior experience, you may obtain broker licensure without first becoming a salesperson. You still must complete a total of 225 hours of prescribed education; that is, the 75-hour salesperson course and the 150-hour broker course. Although you must pass the exams given with your courses, you need only take the broker state licensing exam if you do not plan to obtain a salesperson license.
