1. How do I obtain a salesperson license in New York?
There are three steps: Complete a NYS approved 75-hour qualifying course and pass the course exam; pass the NYS licensure exam; obtain broker sponsorship.

2. When and where are these exams given?
The 75-hour qualifying course exam is given in the classroom at the completion of the course. The New York exam is given at DOS test centers by appointment in Albany, Buffalo, Hauppauge, Franklin Square, New York City, Syracuse, Rochester, Binghamton, Newburgh,Utica, Plattsburgh and Watertown. . Exam information including location is available online at: http://www.dos.state.ny.us. Once you are at the DOS website, and your click on real estate professionals, you will be directed to eAccessNY, the DOS online management system for salespersons and brokers. You will be asked to create an ID and password. You will use this information to schedule your licensure exam, reveiw exam results, and file your license application. All exams are made by appointment online.

3. Must I take the state exam at the test site closest to my residence?
You may take your state exam at any test center in New York if there is a slot available on the day and time you request.

4. Should I first complete my 75-hour course before taking the state exam?
Individuals may take the exam before, during, or after completing the 75-hour qualifying course. Since the 75-hour qualifying course prepares you for the state exam, it is recommended that you first complete the course.

6. How often can I take these exams?
Depending on the policy of the entity conducting your 75-hour course, you may take one make-up exam if you do not pass the first time. Ask about this when you begin your course. You can take the New York exam as many times as you wish.

7. If I do not wish to be licensed immediately, how long is my passing grade valid?
Your pass slip for the New York exam is valid for two years from the date on the slip.

8. Is there a fee for the state exam?
The fee is $15 for each time you take the exam and must be paid by credit card online when you schedule your exam.

9. What should I bring to the state exam?
Bring your appointment summary paperwork that you printed when you made your exam appointment online, a government photo ID and two No. 2 pencils. Silent, battery-run or solar calculators are allowed for math questions.

10. What types of questions are on the state exam?
All questions on the New York exam are multiple choice.

11. How many questions are there for each subject?
The 75-hour course exams are weighted according to the number of course hours for each subject covered in the course. The qualifying course exam generally consists of 75 or 100 questions for salespersons and 100 questions for brokers. The number of questions on the state exam generally approximate the number of hours allotted for each subject in the course. For example, agency law, which requires 11 classroom hours in the salesperson course may contain more exam questions than the contract of sale and leases that requires only two classroom hours. The salesperson state exam has 75 questions. The passing grade is 70 percent, so you can miss 16 questions and still pass. The broker exam has 100 questions.

12. Are all state exams the same?
Several different exams are developed from a large question bank. If you repeat the state exam, you probably will have a different set of questions.

13. If I do not pass the state exam, can I review my exam?
Yes. The DOS gives out a form at the exam that you can give back to the proctor or mail in later requesting an exam review. This review is an excellent way to pinpoint areas in which you may need further study.

13. If I have equivalent real estate experience and plan to obtain a broker license, must I take the salesperson exam?
No. If you have prior experience, you may obtain broker licensure without first becoming a salesperson. You still must complete120 hours of qualifying education; that is, the 75-hour salesperson course and the 45-hour broker qualifying course. Although you must pass the exams given with your two qualifying courses, you need only take the broker state licensing exam if you do not plan to obtain a salesperson license. You need three years of experience equivalent to that of a salesperson to become a broker. Salespersons need two years of real estate experience to become a broker. The experience requirement is in addition to the educational requirements.
